Foundation Cracks

Foundation cracks are a frequent issue influenced by various factors such as soil composition and construction quality. To accurately assess your foundation's condition, it's best to consult a crack repair specialist. Bon-Drain specializes in repairing all types of foundation cracks, whether inside or outside the structure.

Our experts conduct detailed inspections to identify if the cracks are active or passive. For example, in new buildings, poor soil compaction or backfilling can cause passive cracks, which tend to stabilize over time.

Active cracks, on the other hand, may expand and worsen, requiring immediate repair to prevent further damage. These are often caused by inadequate drainage, poor damp-proofing, frost heave, low-quality soil, or pyrite presence.

Concrete Crack Repair

Concrete crack repairs should be performed by professionals. Bon-Drain experts utilize advanced sealing techniques for both large and small cracks, ensuring long-lasting repairs that fully damp-proof your foundation.

Concrete Crack Repair – Interior

This method uses pressurized polyurethane injection into the crack. As it cures, the polyurethane expands to seal the crack. This technique is suitable for cracks no wider than 1 mm.

Concrete Crack Repair – Exterior

For active or significant cracks, exterior repairs are necessary. Our specialists perform repairs that remain effective even if the foundation is unstable.

Exterior repair steps include:

  • Removing a 1m² section down to the foundation footings

  • Sealing with four different products, including an elastomeric membrane

  • Refilling around the foundation

Additional Crack Repairs

Bon-Drain also addresses other types of cracks, such as structural cracks (e.g., in ceilings or garages) using epoxy compounds.
